Introduction

Finding the right Agent can make all the difference when you're looking for a new home. A good Agent can help you find your dream home and negotiate with the seller on your behalf, but a bad one could end up costing you thousands of pounds and months of wasted time. Here are some tips to help you choose a professional who's right for your needs:

Get recommendations from people who have purchased homes recently.

Get recommendations from people who have purchased homes recently. Ask family, friends, and colleagues for a Agent recommendations.

Most Agents will offer free consultations, during which you can ask questions and get more information about the local market before deciding whether or not to hire them as your own representative in finding a property.

Look for an agent with experience in your area.

You should look for an agent with experience in your area. If he or she doesn't know the market, they won't be in tune with the true values of property within your chosen area.

In addition to having experience in the local market, there are two other traits that make for a good Agent: reputation and relationships. It is important to choose an Agent with great relationships with other Agents and clients who may also have pocket listings (off-market opportunities)

Interview several agents and ask them all the same questions.

Once you’ve checked out the Agent’s background and experience, it’s time to ask them your own questions. Here are some ideas:

  • How long have you been in the business?

  • What do you like most about your job?

  • How many homes have you sold or acquired in my chosen area?

  • What type of communication style do you use with clients (phone calls, e-mail, text messages)?

Check out each agent's credentials, including any certifications or special training.

  • Look for agents who are members of Propertymark and have received the necessary certifications (NAEA, ARLA or RICS)

Finally

In the end, choosing an Agent is a personal decision. You should feel comfortable with the person you choose to represent you, but this doesn’t mean that all agents are created equal. A great Agent will exceed your expectations and make sure that everything goes smoothly from start to finish.
